The name sits next to the wrong amount
County surplus PDFs are spreadsheet exports. Copy-paste and ordinary converters shift the rows, so one owner lands beside another owner's money. Nothing looks broken until you've signed the wrong person.
SFL Suite pulls tax-sale surplus straight from county clerks and tax commissioners, checks every row against the source, and gives you one place to work each claim from first look to closed.
Monthly. Cancel anytime. Full portal included.
You don't lose time finding surplus. You lose it chasing the wrong person, the wrong amount, or money that's already gone. Here's where most lists break, and what we do about it.
County surplus PDFs are spreadsheet exports. Copy-paste and ordinary converters shift the rows, so one owner lands beside another owner's money. Nothing looks broken until you've signed the wrong person.
Balances drop as claims are paid. A list that's a month old sends you after surplus that's already gone, and you won't know until the clerk tells you.
Counties post foreclosure surplus, court registry funds and unclaimed property on pages with nearly the same name. Mix them up and you're working claims under the wrong rules.
Florida, Georgia and Texas each set their own claim windows, holding offices and transfer rules. Miss one and a good claim turns into paperwork with the state.
When a clerk asks where you got a figure, you have the answer. When you doubt a row, you can check it yourself in one click.
The county URL, the exact time we pulled it, and a fingerprint (SHA-256) of the file it came from.
Amounts must parse, duplicates are caught, totals reconcile wherever the county prints one, and sudden swings get held for review.
No county's first list goes live until we've matched sample rows against the source by hand.
A correction is a new version, never a silent edit, and the names are printed exactly as the county printed them.
Example receipt. Your lists show the real values for every row.
We handle the collecting and checking. You spend your time on the claims worth working.
Start with one county, or take every county we publish. Your lists are ready as soon as your account is.
Sort and filter by amount, sale date and deadline. Save the views you use every week.
Add a claim and track it through your stages, with notes, a next action, a due date and your fee.
When a county publishes a new list, you get the new version. The claims in your pipeline stay exactly as you left them.
You pay for counties, not features.
Search, sort and filter every row. Amount ranges, date ranges and saved views.
Board or list view. Use our stages or your own, from first look to closed.
Your home screen shows what closes in the next 30, 60 and 90 days, by count and value.
CSV and XLSX for the counties on your plan, with the version and as-of date.
Florida, Georgia and Texas: who holds the funds, claim windows, transfer to the state, fee limits.
Think a row is wrong? Flag it. The report is tied to that exact row and version.
Ask for the county you need and see how many other agents want it too.
Credits are included on every plan. The feature is in development.
Pulling lists yourself is free, but it costs you hours, and the mistakes cost more.

Limited Time Launch DiscountOne county’s current surplus list as a CSV: former owner, amount, sale date and property, where the county publishes them.
$23per county, one time
Available for the 13 counties we publish in Florida, Georgia and Texas.
Texas rule: Tax Code §34.04(f) voids an assignment that results from in-person or telephone solicitation, and requires the owner to receive at least 80% of the claim.

Cancel and keep your workIf you stop paying, refreshes stop and the list freezes at the version you had. Your pipeline stays readable and exportable.
Practice lets you change your mindWork three counties and swap one each billing month. A county you swap out keeps its claims readable.
Skip tracing is on the wayEvery plan lists its credit allowance so you know what's included. The feature isn't live yet. Extra credits will be $5 per 100.

When a county sells a property for unpaid taxes and the winning bid is more than what was owed, the difference is surplus. Florida calls it surplus funds, Georgia calls it excess funds, and Texas calls it excess proceeds. The county holds it for the former owner and other parties with a recorded interest.
Directly from the offices that hold the money: county clerks, tax commissioners and district clerks. We read their published PDFs, spreadsheets and case portals. We publish what the county published: we don't edit owner names or fill gaps with guesses.
It depends on what each county publishes, but every list we publish lets you find the person, see the amount, identify the property (by address or parcel) and judge the deadline. If a county leaves something out, we say so at the top of that list rather than leaving you to discover it.
Every list shows the county's own as-of date. When a county publishes an update, we pull it, run it through our checks and publish it as a new version, with the changes flagged. Counties publish on different schedules, and we show you each one's date rather than promising a cadence the county doesn't keep.
No. We publish tax-sale surplus only. Mortgage foreclosure surplus and general court-registry funds follow different rules, and we filter them out where a county mixes them in.
Yes. Solo is $19 a month for one county, with the full portal and every refresh, and you can cancel anytime. It's the low-risk way to check our data against the county yourself. If you only want the file once, the One-Time List is $23 for one county's current list as a CSV, with no portal and no refreshes.
Refreshes stop and the list freezes at the version you had. Your pipeline stays readable and exportable, so nothing you've worked disappears. Come back and it picks up where you left off.
No. Lists contain public-record data only. Skip tracing is in development, and each plan shows how many credits it will include. We won't promise a date until it's ready.
Report it from the row. The report is tied to that exact row and version, a person checks it against the county source, and any correction is published as a new version, so you can always see what changed and when.
No. We publish data and give you tools to organize your work. We don't file claims, contact owners or take a share of anything you recover.
No. Our state rules sheets summarize the statutes and link to them, but the rules on fees, agreements and solicitation are yours to follow, so confirm them with an attorney in each state you work.
Texas is strict: Tax Code §34.04(f) voids an assignment that results from in-person or telephone solicitation, and requires the owner to receive at least 80% of the claim. Our Texas rules sheet covers this.
Once you're signed in, ask for it on the county requests board. Requests are counted, and the counties agents ask for most are the ones we build next.
